"According to the National Association of Realtors (NAR), 20% of 2022 homebuyers increased their offer on a home by 1% to 5% because the home was staged. Home staging benefits buyers and sellers, as it helps buyers visualize living in a well-set-up home and allows sellers to make more money from a faster sale.

Here are some of the top home-staging statistics from 2022 that highlight what trends we can anticipate in 2023. 

​

  • Most buyers’ agents (81%) said staging a home made it easier for potential buyers to visualize the property as a future home in a 2023 study.

  • More than half (58%) of buyers’ agents reported that home staging affected most buyers’ view of the home.

  • Forty percent of homebuyers were more willing to visit a staged home they saw online.

  • Staging a home resulted in a 1% to 5% increase in the home’s dollar value compared to similar homes on the market that were not staged, according to 20% of seller’ agents in 2023.

  • Professionally staged homes sell for an average of $40,000 over the list price, based on a 2021 market survey.

  • Younger generations consider staging extremely or very important (48% of Generation Z buyers and 40% of millennial buyers).

  • Forty-eight percent of sellers’ agents noticed a decrease in the time a staged home spends on the market."

My First Flip Closed 36% Faster Than the Average Home (w/ No FHA Buyers)

​

The influence of staging was proven once again after I flipped my first home in semi-rural Texarkana, TX where it closed 36% faster than the average house on the market, excluding FHA or VA buyers on the listing criteria.  I firmly believed that a quality renovation and beautiful staging would make it one of the most desirable homes in town. Sure enough, not only did it get a tremendous amount of views and saves in Zillow, far surpassing it's competitors, it went under contract in just 18 days.

Properly staging a home can capture the heart of a buyer and help them see its potential. Unconsciously, buyers think that this is what they will get when they move in...this beautiful and welcoming space. At minimum, they have been gifted a vision for the space and now they know what they would do with it! 

​

Home staging is about creating an inviting space that cause buyers to feel emotionally connected.

Staging is powerful because emotions are powerful.

How a home looks and smells can create such a powerful reaction in a human being, they can forget everything else and just remember what they felt. Staged to Sell's goal with staging is to "welcome someone home." This means that the space is not just filled with a couch, table and chair as I see time and time again. This is not staging. This is filling a space!

True staging understands the end goal. To help the buyer fall in love with the home and to truly see it's potential. It should NOT feel cold, empty, sterile, or smell like fresh latex paint.
